Auction held at Dance on Vance 610 N. Vance St. (US Rt. 23 north) Carey, OH 43316

Saturday October 3, 2015 at 10 AM.

Note:  These two farms are just ¼ of a mile apart.

Farm 1. (Hancock Co.) 72.866 acres located as being part of the W ½ of the E ½ of Section 25 Biglick Twp. It fronts on Twp. Rd. 206 with good road access.  Hancock Co. PN 080001019984.  The north part soils are Adrian muck, Gilford mucky loam and some sandy spots.  The south part is higher being Millsdale and Morley.

Farm 2. (Seneca Co.) 29.432 acres in the SW ¼ of Section 30 Big Springs Twp. This acreage is four Parcels of land that front on the east side of Co. Rd. 57 (Hancock-Seneca Co. Line Road) with good road access.  Each parcel is tillable farm land flat to gently sloping on top. We will be offering them individually.

Parcel A.  12.134 acres being the northern parcel. PN B1000010764030 soils are Milton silt loam and small patch of Colwood silt loam.

Parcel B.    7.054 acres being joining the south side of A. PNB10000107640200 Soils are Milton silt loam and patch of Glynwood silt loam.

 B. and A. are adjoining. They are being farmed together.

Parcel C.    5.122 acres being the northern parcel of the two PNB10000107560200 Soils are Milton with Glynwood across the front.

Parcel D.    5.122 acres being the south of these 2 parcels  PN B1000107560300.  Soils are mainly Milton with Glynwood across the front and  patch on the east corner.

D. and C. are adjoining.  They are being farmed together.

Terms: On the day of the auction the down payment on Farm 1. will be $20,000.00 on Farm 2. each parcel will be $5,000.00 down and the balance owed on each will be paid within 30 days. Present farmer has the 2015 farming rights. Buyers possession will be following the harvest of the 2015 crop.  Buyer must have all inspections completed prior to auction day and financing prearranged.  Not being sold subject to any inspections or financing.  Seller intends to sell this land but does reserve the right to reject any bids.  Be prepared to bid and buy.
