Judge Steve C. Shuff of the Common Pleas Court of Seneca County has ordered the public auction of the following farmland to be soldwith no reserve Case #16CV0218.   The public auction will be held at the Philipp family homestead AKA: 2160 E. SR 18 Tiffin Ohio.  Located one mile east of Tiffin, Ohio on SR 18 E.

The subject parcel is E ½ NE ¼ LESS NE COR LESS N MID PT Sec. 21 of Clinton Twp. Seneca Co. Auditor #D170002290800000.  Located SW of the SR 18 E & S TR 15 (Morrison Rd.) intersection.  It is a rectangular parcel of farmland with access onto SR 18 and S TR 15.  This parcel is slightly sloping to sloping on top and is predominately made up of Blount silt loam, Glynwood clay loam and Haney loam.  This parcel appears to have some tiling visible from aerial photos.   FSA reports 73.64 tillable acres.    

TERMS:  $20,000.00 down day of sale (non-refundable) with balance due with-in 30 days when a Warranty Deed will be given.  Real Estate taxes to be pro-rated at closing.  Purchaser to receive 2019 farming rights, possession after fall harvest.  Not subject to financing purchasers must have their financing pre-arranged.  All property being sold “AS IS” with no warrantees provided.  Terms given day of auction take precedence over printed material.  Go to web page for info and maps.
