The forty acres include an older 1 ¾ story farmhouse with 1100 sq. ft. of living area, three bedrooms, one bath, a basement, and an attached garage, plus farm buildings including an older barn and granary. Home will be sold with the farmland; FSA reports 39.8 acres tillable. Adding this parcel to the Cramer farm allows us to square up the farm; this parcel lies directly south of parcel one and west of parcel three.

TERMS: $15,000.00 deposit day of sale (nonrefundable), with the balance due within 30 days, at which time a Warranty Deed and possession of the home will be given; farmland after fall harvest. Purchaser to receive 2027 farming rights. Not subject to financing; purchasers must have their financing pre-arranged. The property is not sold subject to any financing contingencies, including appraisals or other lender requirements. The property is sold in “AS IS” condition; any inspections by buyers must be completed before the sale at the buyers’ expense.
