Farms located in Section 34 of Bloom Twp. Wood Co. & Section 27 of Washington Twp. Hancock Co.

 

Each of the following surveyed farms will be offered separately as many times necessary to achieve the highest and best bid. 

 

Farm 1.  87.042 acres.  Section 34 of Bloom Twp. Wood Co. Ohio.  Located ½ mi. west of Bloomdale Ohio on SR 18 then ¼ mi. south on Cloverdale Rd. just south of RR on west side.   Farmland has frontage onto Cloverdale Rd. and is primarily Hoytville silty clay loam with small veins of Napanee loam in the center.  There is an open ditch along the south boundry that cuts through the farm splitting off a 20 acre field.  This farm is flat to slightly sloping and appears to be systematically tiled.  46 acres chisel plowed and purchaser to receive cash rents for 20 acres of growing wheat and given possession of that portion after harvest & straw removal.  Tenant farmer reserves the right to use lane along south boundry until harvest is complete. 

 

Farm 2.  74.5 acres.  Section 27 of Washington Twp. Hancock Co. Ohio.  Located 1 ½ miles east of Arcadia Ohio on CR 216 being the SE corner of 216 / 330 intersection.   Farmland has a small two acre woods in the SE corner and abundant road frontage on two roads and is Blount and Pewamo soils.  The farm is flat to slightly sloping and appears to have random tiling.  15 acres chisel plowed and purchaser to receive cash rents for 21.5 acres of growing wheat and given possession of that portion after harvest & straw removal.

 

TERMS:  $20,000.00 per farm due day of sale (non-refundable) with balance due with-in 30 days when a Trustees Deed will be given.  Sellers to pay 2016 Real Estate taxes.  Purchaser to receive 2017 farming rights, except for growing wheat.  Not subject to financing purchasers must have their financing pre-arranged.  Sellers reserve the right to reject any and all bids, but fully intend to sell day of auction.  Terms given day of auction take precedence over printed material.
